Questions & answers
The free year & 0% broker fees
Is Lakitsi really free?
Yes. During our launch year (until 31 January 2028) every Lakitsi fee is waived for everyone: no listing fee, no boost fee, no success fee, no subscription. Buyers never pay Lakitsi anything. You only pay third-party costs that apply to any property deal, such as the conveyancer and transfer duty. Fees & plans →
What does “0% broker fees” mean?
When you sell through Lakitsi you don’t pay an estate agent’s commission (typically 5–7% plus VAT in Eswatini), and during the free year you pay Lakitsi nothing either. You list, show and negotiate yourself, and the app does the paperwork tracking an agent would. On an E 1,000,000 home that commission is E 50,000–E 70,000 or more.
What’s the catch?
There isn’t a hidden one. We are new, and we want Eswatini to try selling and buying direct. The free year is how we earn your trust. We don’t sell your data, we don’t take a cut of your deposit, and we never hold your money.
What happens after the free year?
Fees may then apply to new listings. We will give at least 60 days’ notice before any fee starts, and any deal opened during the free year finishes free, even if it registers later.
Which costs do I still pay?
Sellers: the conveyancer’s fee if you use one to transfer, rates clearance and any bond cancellation. Buyers: transfer duty to the Eswatini Revenue Service (2% up to E 40,000, 4% up to E 60,000, 6% above), the conveyancer’s transfer fee and bond registration if you borrow. These are paid to those parties, not to Lakitsi. How a transfer works →
Do you hate estate agents?
No. Agents and agencies can list on Lakitsi too, free during the launch year, with an Agency Verified badge. Lakitsi gives owners the choice to sell on their own. Conveyancers stay essential: every transfer still goes through one.
Selling your home
How do I sell my house on Lakitsi?
Sign in with your WhatsApp number, then tap Sell. Add photos, the price and details in about 10 minutes, and verify your ID. We check the listing, usually within 24 hours, and it goes live. Buyers then book viewings and make offers in the app. You accept, counter or decline. Free guide: selling your house →
How do I know what price to ask?
When you list, Lakitsi shows recent asking prices for similar homes in your area and an estimate. For a formal figure, hire a registered valuer from our professionals directory. Pricing right is the biggest factor in selling quickly.
What is the Title Verified badge?
A partner conveyancer searches the Deeds Registry. If you are the registered owner, your listing shows Title Verified. Buyers trust these listings more, and a deposit can only be paid on a Title Verified home. During the free year the search is free.
My home still has a bond. Can I sell?
Yes. Upload the deed copy or bond statement. The conveyancer settles the bond from the sale proceeds at transfer.
What happens after I accept an offer?
You and the buyer sign the Agreement of Sale in the app, confirmed with a WhatsApp code. The buyer pays the deposit into the conveyancer’s trust account. The deal room then tracks the bond, transfer duty, lodgement and registration until you hand over the keys.
Is it safe to show my home to strangers?
Only signed-in, phone-verified buyers can book viewings, and you choose the times. We suggest having someone with you at every viewing and not sharing your address until you confirm a booking. The app only reveals it after confirmation.
Buying & renting
Why buy straight from the seller?
You deal with the owner, not a middle-man, so questions get answered by the person who knows the house, and the seller isn’t paying 5–7% commission that is often built into the price. Every step after your offer is tracked in one place.
How do I know a listing is real?
Look for the badges. ID Verified means we checked the owner’s ID. Title Verified means a conveyancer confirmed at the Deeds Registry that the seller owns the property. Report anything suspicious from the listing page.
Where does my deposit go?
Into the appointed conveyancer’s attorney trust account, by bank EFT, using your Lakitsi reference. Lakitsi never receives or holds your money. Never pay a deposit to a personal account or MoMo number.
Can I buy with a home loan?
Yes. Choose “bond” when you make your offer. The agreement then gives you time to get approval from your bank, and the deal room tracks the bank guarantee.
How does renting work?
Apply in the app with your ID and proof of income. If the landlord approves, you both sign the lease in the app, pay the deposit and first rent to the landlord, and do a move-in inspection together. Renters pay no Lakitsi fee.
I live outside Eswatini. Can I buy?
Yes. You can sign in with an international WhatsApp number. Swazi Nation Land is subject to custom and the chief’s consent. Read the SNL guide before making an offer on SNL property. Swazi Nation Land guide →
Professionals
Is Lakitsi free for agents, conveyancers and valuers?
Yes, during the launch year: agency subscriptions and listings are free, and so is a verified professional profile. Afterwards agency plans are E 499–E 3,499 a month, with 60 days’ notice. Lakitsi for professionals →
Do conveyancers pay referral fees?
Never. Law Society rules prohibit fee-sharing. Conveyancers charge clients their normal fees and Lakitsi takes nothing from them.
Can my agency bring its existing listings?
Yes. We import an agency’s listings only with the agency’s written permission. Contact us to set it up.
Safety & scams
How do I avoid property scams?
Lakitsi never asks for viewing fees, holding deposits or payments to a personal account or MoMo number. Pay only through the steps in your deal room, into a conveyancer’s trust account. If someone pressures you to pay outside the app, stop and report it. Staying safe with your money →
Someone on WhatsApp says they are from Lakitsi. Are they?
Our sign-in codes come only from Lakitsi’s verified WhatsApp sender. We will never ask for your code, PIN or a payment. When unsure, message us through the Contact page.
Your account & data
Why do I sign in with WhatsApp?
Your WhatsApp number is your account, so there’s no password to forget. We send a 6-digit code to WhatsApp and you type it in. It also tells buyers and sellers they are dealing with a real, phone-verified person.
I didn’t get my WhatsApp code.
Check you typed the number correctly, including the country code if you are outside Eswatini. Make sure WhatsApp is installed on that number. Wait 30 seconds before asking for a new code. Still stuck? Use the Contact page.
What do you do with my data?
We use your ID only to verify you and meet anti-money-laundering rules. We never sell your data. Marketing messages go only to people who opted in, and you can opt out at any time by replying STOP or switching it off in your account. Privacy notice →
