What Lakitsi is

  • Lakitsi is an online marketplace and deal-tracking tool. It is not a party to any sale or lease, not an estate agent, not a law firm and never holds client money.
  • Deposits and purchase prices are paid into the appointed conveyancer’s attorney trust account. Lakitsi issues references and records confirmations and statements only.
  • Agreement templates are prepared with partner attorneys and are provided for convenience. They are not legal advice; your conveyancer is responsible for your transfer and may amend them.

Your account

  • You must be 18 or older, give true information and complete identity verification before making offers, applying for rentals or receiving offers.
  • You are responsible for the accuracy of your listing. Listings that misdescribe tenure (for example Swazi Nation Land described as title deed) are removed and may be reported.
  • Pay only through the steps in your deal room, using your Lakitsi reference, and sign only in your deal room or at the conveyancer. Lakitsi never asks for viewing fees and never receives your deposit or rent.

Fees

  • Listing fees, boosts and subscriptions are shown before you pay. No VAT is charged until Lakitsi is VAT-registered. See Fees & plans and the refund policy.
  • The 1% success fee is payable by the seller on registration under an instruction in the Agreement of Sale. On agency listings the seller pays no success fee; the agency is invoiced instead (0.5% for subscribing agencies).
  • SNL homesteads: a flat E 1,500, paid by the rights-holder at handover. Protected Deposit (E 149) is optional and chosen by the tenant.

Disputes

  • Raise an issue in your deal room first, using in-app help. Lakitsi support can help the parties talk but does not decide disputes or instruct the attorney. If it is not resolved, it goes to mediation by a mediator from the partner-attorney panel. Sale disputes then go to arbitration (Agreement of Sale clause 6.3); lease disputes go to the courts (lease clause 7).
  • Lakitsi’s liability is limited to the fees you paid to Lakitsi in the previous 12 months.
