Questions & answers
Do I need an estate agent?
No. Owners list directly; agencies show an Agency Verified badge. Buyers never pay a Lakitsi fee.
How do offers work?
Tap “Make an offer” on an ID Verified listing and set price, deposit, finance, conditions and occupation date. The seller accepts, declines or counters; offers expire after 72 hours.
Is an electronic signature valid?
Partner attorneys are confirming that the ECT Act 2022 covers an Agreement of Sale of land. Until then you can choose “Wet-ink counterpart” on the agreement; your conveyancer will say which they need.
Where does my deposit go?
Into the appointed conveyancer’s trust account, with a Lakitsi reference. Lakitsi never holds funds.
How do rentals work?
Apply with your ID and proof of income. Once approved you both sign the lease, pay the deposit and first rent, and do a joint move-in inspection.
What is Protected Deposit?
An optional add-on (off by default) for tenants on Rental Plus listings: the deposit goes into a partner attorney’s trust account instead of to the landlord. It costs E 149.
Which payment methods work?
MoMo, eMali and FNB eWallet within mobile-money limits, cards, and EFT (the only way to pay into trust).
What happens to my data?
ID documents are used only for verification and anti-money-laundering checks, and kept 5 years after your last deal. See the privacy notice under Help → Legal.
My title deed is held by the bank — can I still list?
Yes. Upload the deed copy or the bond statement; your conveyancer gets the original and settles the bond from the proceeds.
What happens after I accept an offer?
You instruct a panel conveyancer, both sides sign, the buyer pays the deposit into trust, and the deal room tracks bond, duty, lodgement and registration. Lakitsi’s fee is deducted at registration (invoiced to the agency on agency listings).
Can I list a property on Swazi Nation Land?
Yes, as a homestead improvements transfer with the chief’s consent. See the SNL guide.
